New central Kelowna ‘healthcare hub’ planned for the Landmark District

Josh Duncan, KelownaNow – The Stober Group’s latest vision for the Landmark District is not a sky-high office tower like the 18-storey Landmark 6 or 23-storey Landmark 7.

The real estate developer behind the central Kelowna business park is instead planning a four-storey “healthcare hub” with around 50,000 square feet of clinical and wellness-oriented space.

It’s envisioned to be a flexible clinical environment for a broad mix of tenants, including specialist physicians, surgical services, diagnostics, pharmacy, dental, rehabilitation and more.

The first tenant has already been secured, as Okanagan Health Surgical Centre plans to leave its current location in the Mission for the fourth floor of this new building in the Landmark District.

“The Landmark Medical Building creates the opportunity to build around the needs of patients, physicians, and specialized care teams from day one,” said OHSC founder and medical director, Dr. Brian Peterson.

“With the right infrastructure in place, we can support more efficient patient flow, greater privacy, and strengthen the connection between surgical, specialist, and complementary health services throughout the region.”

The medical building is planned for 1896 Dayton St., adjacent to the Landmark 6 parkade and near the future connection between Sutherland and Dolphins avenues.

A release from Stober Group says it will integrate directly into the broader Landmark District ecosystem in a location that is only minutes from Kelowna General Hospital.

“This will be a highly connected medical environment where practitioners can operate alongside the services, amenities, and access points patients already use every day,” explained Stober Group CEO Lisa Lock.

“As the Landmark District continues to mature as one of Kelowna’s most connected urban centres, healthcare is a natural part of its evolution.”

Lock added that Kelowna’s growth is “shaping the need for more connected, purpose-built healthcare infrastructure.”

According to Stober Group, the patient experience has played a central role in the design of the four-storey building.

Plans include discreet below-grade patient drop-off and pickup areas, direct connection to the Landmark 6 parkade and flexible floorplates that can accommodate a variety of clinical uses.

There’s still a long way to go before this building becomes a reality, as it has yet to go through the city council approval process.

If it gets the stamp of approval from city hall without any setbacks, Stober Group hopes to begin construction in early 2027 and is targeting 2029 for occupancy.
