Liquidator approves pending, court-ordered sale of Kelowna motel

Kirk Penton, Castanet – Kelowna’s Dilworth Inn is one step closer to being sold, and all signs indicate it will remain a motel.

A court-appointed liquidator has approved the pending sale of the motel for $6.2 million from Witmar Holdings to a company called Dilworth Holdings Ltd., which, according to a source, is an Okanagan investment group that owns other hospitality properties. The court hearing to approve the sale will be held on May 13. The property was appraised at $6.55 million.

Kelowna-based Witmar Holdings, according to court documents, received a liquidation order in 2024 “as a result of the long-running disputes and litigation among the shareholders of the company, and the inability to find a workable and acceptable solution to divide the company among its shareholders.”

The dispute occurred because four siblings — Walter Weisstock, Antony Weisstock, Albert Weisstock and Silvia Gerard — could not decide how to run the company after the passing of their parents, who incorporated Witmar Holdings in 1981.

The Recreation Inn, along with an adjacent vacant property, were also ordered last fall to be sold to the highest bidder.

The original highest bidder for the Dilworth Inn pulled out of the proceedings, which resulted in the other buyers being asked to submit new offers to William Wright Commercial and CBRE Limited, which were in charge of the sale. Dilworth Holdings Ltd. emerged as the winner, and will now await the judge’s ruling next Wednesday.

The Dilworth Inn, which is located on Dilworth Avenue between Harvey Avenue and Enterprise Way, features 50 rooms and 43,560 square feet. William Wright and CBRE marketed the property as having “fantastic redevelopment potential.”

Once the sale is finalized, money from the sale would first go toward paying unpaid property taxes, utilities, penalties, interest and real estate commissions.
